Gen Z is redefining the home rental market. Unlike previous gens who viewed apartments as the first stop on their home-owning journey, many Gen Z renters are embracing amenity-packed, aesthetically curated buildings that serve as “self-contained” communities they never need to leave. According to Zillow, Gen Z is now the dominant force in the rental market, representing 47% of recent U.S. renters and 25% of all U.S. renters, with 44% living in apartment-style buildings. Their ideal buildings offer everything from fitness centers and pools to coworking spaces, coffee bars, and social lounges—essentially eliminating the need to venture outside for daily activities. And despite being burdened by costs (many spend over 30% of their income on rent), these urban sanctuaries offer both convenience and community for Gen Z, something they appreciate during times of economic uncertainty and a challenging housing market.
